Surveys, certificates & energy performance

We carry out land registry and cadastral surveys, topographic measurements of buildings, and surveys of plots and spaces. We also issue certificates and Energy Performance Certificates in cooperation with an experienced mechanical engineer.

Bioclimatic homes

With care for people and the environment, we design the home or space you want to build according to the principles of bioclimatic architecture — saving energy and creating better living conditions while protecting the environment.

This is achieved in two ways:

1. Passive systems

These make use of the local microclimate and work without mechanical equipment or extra energy. They involve:

• correct orientation, to make the best possible use of sunlight and air
• the right choice of building elements and materials, so they act as natural heat stores in winter and keep the building cool in summer
• features such as wind towers and solar greenhouses
• careful placement of windows and openings

2. Active systems

Solar water heaters, photovoltaic panels, geothermal systems and other technologies that are friendly to people and the environment. Installing them adds slightly to the build cost, but this pays for itself quickly through lower use of conventional heating and cooling.

Property legalisation · Electronic Building ID

Having studied the law, its circulars and all related updates in depth, our office takes full responsibility for bringing your property into compliance under Law 4495/2017 (the Greek law on regularising unauthorised building works).

Apartment construction · Land-for-flats · Sales

For 25 years our office has been building modern apartment buildings in the southern suburbs of Athens, following every rule of craftsmanship, engineering and design.

We also work on a land-for-flats basis (antiparochi): a landowner provides the plot and receives finished apartments in the new building in return.

Rental management

This service is for owners who live far from their property, live abroad, or simply don't want to deal with running a tenancy — collecting rent, keeping track of bills and everything else it involves.

It's a purely supporting service: you stay in control of your property, you're kept informed about everything and you make the decisions, while we represent you in all tenancy matters for a small monthly commission on the rent. See our management packages →

• We manage bookings and key handovers
