To get a building permit for a prefabricated (prefab) house in Greece, you need to follow a specific process and meet certain requirements. Below are the key steps and what you'll need.
- 01
Ownership of a buildable plot
You need a plot that meets the minimum size and buildability requirements. The plot must be within a town plan or, if it lies outside one, it must meet the applicable building rules.
- 02
Topographic survey
Stamped by an engineer, using the Greek Geodetic Reference System coordinates (EGSA ’87).
- 03
Studies
- Architectural study: even though the house is prefabricated, an engineer must prepare a study and submit it to the planning authority.
- Structural study by a civil engineer, to ensure the building meets earthquake-resistance standards.
- Installation studies (electrical, plumbing, energy performance), just as for a conventional building.
- 04
Approval by the planning authority (e-Adeies)
The permit application is now submitted digitally through the e-Adeies system, via an engineer.
- 05
Certificates and declarations
An Energy Performance Certificate, plus clearances from the forestry and archaeological services, etc., depending on the property.
